You only get one chance to make a first impression. In this buyers market, you can't afford to have them just drive by and not stop and take a look behind the door. Does your home have curb appeal? Does your home look fresh and inviting or old and worn out? People will think that if the outside looks uncared for, the inside will be as well. If you are not sure, ask a friend who is brutally honest to give you their opinion. It's often inexpensive and easy to make the changes necessary to sell your home at top dollar.

Attract Buyers with a Neat and Visible Home

Your home needs to be clearly visible from the street. If shrubbery has grown up obscuring your home from view, people will think that your home is uncared for. Trim back shrubs and even remove them if they have become old and unattractive. You can replace them with lower shrubs or turn that area into a flower bed. Make sure that the front windows can be clearly seen. Desert landscaping is low maintenance, that's why we love it. However, make sure that the gravel is well distributed within the borders and not spilling out onto the walks or driveway. Keep all yard debris picked up. If your prickly pear have gotten out of hand, you may want to prune them back a bit.

Take a look at your front door, is it in good condition? A fresh coat of paint, it only takes a quart, can do wonders for the look of your home. High quality hardware may need a good polish, but spend a few dollars to replace it, if it is substandard. Also, if your mailbox looks worn out, a new one will spruce up your entrance. There should be no peeling paint on shutters, window or door frames.

Keep Your Yard Well-Maintained and You may Make a Quick Sale

If you have a lawn in the front make sure that there aren't any bald patches, consider using fertilizer and extra water. Keep the lawn mowed at all times and trim around the edges so all the walks or stepping stones look nice and neat. There should be no grass or weeds growing between pavers or bricks. Consider carefully your trees. Dead branches can be a hazard, have them removed by a qualified tree trimmer. Low hanging branches are annoying; remove them as well, especially if they obstruct any walks or drives.

Flowers are an Easy Way to Make Your Home Appear More Inviting

Make sure that the borders around flower beds, ground cover and shrubs are neat and clearly outlined. If you have pavers make sure that all weeds and grass has been pulled out. If the borders are unclear, consider putting in a border pavers or edging. Where appropriate, you may want to add seasonal flowers, to give your front the extra punch of color. Also, add fresh mulch or pine needles to your flower beds to give it a finished appearance.

Remember, when it comes to landscaping for older homes, less is more. You want buyers to see the house.
